CityLife Home Buyers (“CityLife,” “we,” “us,” or “our”) buys houses directly from homeowners in Pittsburgh and the surrounding Pennsylvania counties. This Privacy Policy explains what information we collect when you visit citylifehomebuyers.com (the “Site”), request an offer, call us, or otherwise work with us, and how we use and protect that information.

By using the Site or submitting your information to us, you agree to the practices described in this policy. If you do not agree, please do not use the Site or provide us with your information.

1. Information we collect

Information you give us

When you request a cash offer, fill out a form, call or text us, or email us, we may collect:

  • Your name, phone number, and email address.
  • The address of the property you are asking about, and details you share about its condition, occupancy, ownership, mortgage balance, timeline, or reason for selling.
  • Any other information you choose to include in a message, form field, or conversation with our team.

Information collected automatically

When you visit the Site, our systems and the service providers we use may automatically record:

  • Your IP address, approximate location, browser type, device type, and operating system.
  • The pages you view, the links you click, the time and length of your visit, and the page or search engine that referred you.
  • Campaign identifiers in the address bar (for example, UTM parameters) that tell us which advertisement, search result, or link brought you to the Site. We store these so we can credit the correct source when you later submit a form.

Information from other sources

To evaluate a property and prepare an offer, we may look up public records (county assessment, deed, tax, and permit records), property data services, and mapping services. We may also receive information about you from marketing partners or referral sources you have interacted with.

2. How we use your information

We use the information we collect to:

  • Respond to your request, evaluate your property, and prepare and deliver a cash offer.
  • Communicate with you about your property, your offer, closing, and related matters by phone, text message, email, or mail.
  • Complete a purchase, including title, escrow, and closing paperwork, if you accept an offer.
  • Operate, secure, maintain, and improve the Site and our services.
  • Measure the performance of our advertising and understand which marketing channels bring homeowners to us.
  • Send you information about our services that we believe may interest you, subject to your right to opt out.
  • Comply with legal obligations, resolve disputes, and enforce our agreements.

3. Text messaging and phone calls

When you provide your phone number, you agree that we may call or text you at that number about your property inquiry, including with automated technology. Consent is not a condition of receiving an offer. Message and data rates may apply. Message frequency varies.

To stop receiving text messages, reply STOP to any message. To get help, reply HELP or contact us using the details in section 13.

No third-party sharing of mobile information. Mobile phone numbers and text message opt-in data collected for SMS purposes will not be shared with or sold to third parties or affiliates for their marketing or promotional purposes. We share this information only with the service providers who deliver messages on our behalf, and only for that purpose.

Calls to and from our team may be recorded or monitored for quality, training, and record-keeping purposes. Where the law requires, you will be told at the start of a call that it is being recorded.

4. How we share your information

We do not sell your personal information. We share it only in the following circumstances:

  • Service providers. Companies that help us operate our business, such as website hosting, form processing, customer relationship management (CRM), email and text messaging delivery, call handling, analytics, and advertising measurement. These providers may use your information only to perform services for us.
  • Transaction partners. Title companies, closing attorneys, escrow agents, lenders, inspectors, and other parties needed to complete the purchase of your property, once you have accepted an offer.
  • Affiliated buyers and partners. If we are unable to buy your property ourselves, we may introduce your inquiry to a partner buyer or investor who may be able to help.
  • Legal and safety. When required by law, subpoena, or court order, or when we believe disclosure is necessary to protect our rights, your safety, or the safety of others.
  • Business transfers. If CityLife is involved in a merger, acquisition, financing, or sale of assets, your information may be transferred as part of that transaction.

5. Cookies and tracking technologies

The Site uses cookies and similar technologies (such as pixels, tags, and local storage) to remember your preferences, keep forms working, understand how visitors use the Site, and measure the results of our advertising. We may use:

  • Essential cookies that make the Site, its forms, and its page caching function.
  • Campaign attribution cookies. When you arrive from an advertisement or a tracked link, we store the campaign identifiers from the address bar in a first-party cookie so that the correct source is credited if you later submit a form.
  • Advertising conversion tags from Google Ads, Meta (Facebook) Pixel, and Microsoft Advertising, loaded directly and through Google Tag Manager. These tags tell the advertising platform when a visit from one of our ads leads to an inquiry, and may be used to show relevant ads to people who have visited the Site.
  • Call tracking. We use a call tracking service that displays a different phone number depending on how you reached the Site, so we know which advertisement or search result led to your call. Calls placed to these numbers may be recorded, as described in section 3.
  • Embedded third-party content, including customer reviews pulled from Google and Facebook and a Facebook Messenger chat widget. These providers may set their own cookies when the content loads.
  • Email and SMS marketing forms provided by our marketing platform, which may set a cookie to recognize you if you subscribe.

Most browsers let you refuse or delete cookies through their settings. If you disable cookies, some parts of the Site may not work as intended. You can manage Google ad personalization at adssettings.google.com, Microsoft ad preferences at account.microsoft.com/privacy/ad-settings, and Meta ad preferences in your Facebook account settings.

The Site does not currently respond to “Do Not Track” browser signals.

6. Google services on this Site

Our forms use Google Maps Platform to suggest and verify the property address you type. When you use that feature, Google collects and processes information as described in the Google Privacy Policy, and your use of it is subject to the Google Terms of Service. We also use Google Tag Manager and Google Ads conversion tracking, as described in section 5.

7. How long we keep your information

We keep your information for as long as we need it to respond to your inquiry, complete a transaction, maintain our business records, satisfy legal, tax, and accounting requirements, and resolve disputes. Records relating to a completed purchase are generally kept for as long as the law requires. Inquiries that do not lead to a purchase are retained for six years and then deleted or anonymized, unless a longer period is required by law.

8. How we protect your information

We use reasonable administrative, technical, and physical safeguards designed to protect your information, including encrypted connections (HTTPS) on the Site and access controls on the systems where your information is stored. No method of transmission over the internet or method of electronic storage is completely secure, so we cannot guarantee absolute security.

9. Your choices and rights

  • Marketing email. You can unsubscribe by using the link in any marketing email we send or by contacting us. We will still send you messages needed to complete a transaction you have started.
  • Text messages. Reply STOP to any text message to opt out.
  • Phone calls. Tell any member of our team that you do not wish to be called, or contact us using the details in section 13.
  • Access, correction, and deletion. You may ask us to tell you what personal information we hold about you, to correct it, or to delete it. We will honor your request unless we need to keep the information to complete a transaction, comply with the law, or protect our legal rights.

To exercise any of these choices, contact us using the details in section 13. We may need to verify your identity before acting on a request.

Residents of states with consumer privacy laws (such as California, Virginia, Colorado, Connecticut, and others) may have additional rights, including the right to know, delete, correct, and opt out of certain uses of personal information, and the right not to be discriminated against for exercising those rights. We honor these rights for all of our customers and website visitors regardless of where they live. We do not sell personal information and do not share it for cross-context behavioral advertising, other than through the advertising cookies described in section 5, which you can control as described there.

10. Children’s privacy

The Site and our services are intended for adults who own or are responsible for real property. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us with personal information, contact us and we will delete it.

The Site may contain links to websites and services we do not operate, including social media pages, review platforms, and mapping services. This policy does not apply to those websites. We encourage you to read the privacy policy of every website you visit.

12. Changes to this policy

We may update this Privacy Policy from time to time. When we do, we will post the revised policy on this page and update the “Last updated” date at the top. If a change materially affects how we use information you have already given us, we will make reasonable efforts to notify you. Your continued use of the Site after a change takes effect means you accept the revised policy.
