The Site is operated by CityLife Home Buyers, LLC (“CityLife,” “we,” “us,” or “our”), a company that buys houses directly from homeowners in Pittsburgh and the surrounding Pennsylvania communities.
By using the Site, submitting your information, or requesting an offer, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site or provide us with your information.
1. Acceptance of these Terms
These Terms form a binding agreement between you and CityLife. They apply every time you use the Site or ask us for an offer. If you use the Site on behalf of another person or an entity, you represent that you have the authority to accept these Terms for that person or entity.
2. Who we are and what we do
CityLife is a real estate investor that buys homes for its own account. We make cash offers, buy houses in as-is condition, and close on a schedule that works for the seller.
We are not a real estate brokerage. We are not acting as your real estate agent, broker, attorney, lender, or financial advisor, and we do not list properties for sale or represent buyers or sellers in brokered transactions. When we make an offer, we are offering to purchase your property as a principal. You are free to consult your own agent, attorney, or advisor at any time, and we encourage you to do so.
3. No professional advice
The content on the Site is provided for general information only. It is not legal, tax, financial, accounting, or real estate advice, and it does not account for your particular circumstances. Selling a home has legal and financial consequences that vary from person to person. Before making a decision, you should seek advice from a qualified professional of your choosing. You rely on any information on the Site at your own risk.
4. Offers and purchase agreements
Any offer we present, whether spoken, sent by text or email, or shown on the Site, is an invitation to discuss a possible purchase. It is not a binding contract. Neither you nor CityLife is legally bound to buy or sell anything unless and until both parties sign a written purchase and sale agreement.
- An offer is an estimate based on the information available to us at the time and may change if the property, title, or circumstances differ from what we were told.
- Either party may decline to proceed, or withdraw, at any time before a written agreement is signed.
- Once a written purchase and sale agreement is signed, that agreement, and not these Terms, governs the sale of the property. If anything in that agreement conflicts with these Terms, the signed agreement controls.
5. Eligibility and your representations
To use the Site and request an offer, you represent and warrant that:
- You are at least 18 years old and able to enter into a binding contract.
- You own the property you are asking about, or you have the legal authority to sell it or to act for the owner.
- The information you give us about yourself and the property is true, accurate, and complete to the best of your knowledge, and you will correct it if it changes.
- You are not using the Site or our services for any unlawful purpose.
6. Using the Site
We grant you a limited, personal, non-exclusive, non-transferable, revocable license to use the Site for the purpose of learning about our services and requesting an offer. You agree not to:

8. Intellectual property

Except for the limited license in section 6, nothing in these Terms transfers any ownership or right in the Site or its content to you. You may not use our name, logo, or brand without our prior written permission.

The Site may show reviews, testimonials, awards, and descriptions of past transactions. These reflect the experiences of specific people and situations. They are not a promise or guarantee that you will have the same experience or receive a similar offer, price, or timeline. Every property and sale is different.

We do not control those services and are not responsible for their content, accuracy, or practices. Your use of a third-party service is governed by that provider’s own terms and privacy policy.
11. Disclaimer of warranties
The Site and its content are provided “as is” and “as available,” without warranties of any kind, whether express or implied. To the fullest extent permitted by law, CityLife disclaims all implied warranties, including warranties of merchantability, fitness for a particular purpose, title, and non-infringement. We do not warrant that the Site will be uninterrupted, secure, error-free, or free of harmful components, or that any information on the Site is accurate, current, or complete.
12. Limitation of liability
To the fullest extent permitted by law, CityLife and its owners, members, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, goodwill, or other intangible losses, arising out of or relating to your use of the Site, even if we have been advised of the possibility of such damages. Our total liability for any claim arising out of or relating to the Site or these Terms will not exceed one hundred dollars ($100). Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you. This section does not limit any right you may have under a signed purchase and sale agreement.
13. Indemnification
You agree to indemnify and hold harmless CityLife and its owners, members, employees, and agents from any claims, losses, liabilities, and expenses, including reasonable attorneys’ fees, arising out of your use of the Site, your violation of these Terms, or your violation of the rights of any third party.
14. Governing law and disputes
These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict-of-law rules.
Let us try to resolve it first. If you have a concern or dispute, please contact us using the details in section 17 so we can try to resolve it informally. Most concerns can be settled quickly this way.
If a dispute cannot be resolved informally, you agree that it will be brought exclusively in the state or federal courts located in Allegheny County, Pennsylvania, and you consent to the personal jurisdiction of those courts. Any claim must be filed within one year after it arises, to the extent permitted by law.
15. Changes to these Terms
We may update these Terms from time to time. When we do, we will post the revised Terms on this page and update the “Last updated” date above. Changes take effect when posted. Your continued use of the Site after a change takes effect means you accept the revised Terms. Please review this page periodically.
16. General provisions
- Entire agreement. These Terms and the documents they reference are the entire agreement between you and CityLife regarding the Site, and they replace any prior understanding about that subject. A signed purchase and sale agreement governs the purchase of a property.
- Severability. If any part of these Terms is found unenforceable, the rest stays in effect.
- No waiver. If we do not enforce a provision, that is not a waiver of our right to enforce it later.
- Assignment. You may not assign these Terms without our consent. We may assign them to an affiliate or successor.
- Headings. Section titles are for convenience only and do not affect the meaning of these Terms.
